Project Overview
This unique new build project in Burnham Overy Staithe replaces an existing dwelling with a beautifully crafted three-storey, four-bedroom home designed to maximise expansive sea and coastal views. Designed by Thomas Faire Architects, the house has been thoughtfully conceived to strengthen local distinctiveness, drawing inspiration from the village’s architectural heritage while delivering a refined, high-quality contemporary home.
Design & Architectural Influence
The design takes reference from the historic maltings buildings found locally, incorporating a Bergen-style cantilevered staircase as a striking internal feature. A defining element of both the original and new dwelling is the first-floor balcony, positioned to enjoy uninterrupted coastal views, with the space beneath carefully utilised for internal accommodation. Large glazed areas on the seaward elevation flood the living spaces with light and reinforce the strong connection to the landscape.
Materials & Craftsmanship
Traditional and reclaimed materials sit at the heart of the build. Reclaimed brick from the site is laid in English bond, complemented by timber cladding, horizontal wide boards, and metal Crittall-style windows and doors. The roof is finished in second-hand red pan-tiles to match the local vernacular, with lead-clad dormers adding character and refinement. Iroko feather-edged timber boarding enhances the coastal durability and visual warmth of the exterior.
Internal Layout & Living Spaces
The ground floor accommodates three bedrooms, a family bathroom, and a practical utility and boot room suited to coastal living. The first floor is dedicated to an open-plan living, dining, and kitchen space, elevated to fully embrace the panoramic views. The master bedroom is located within the loft space, providing a private retreat.
Sustainability & Coastal Challenges
With principles of sustainability at the core of the construction, the home achieves high standards of energy efficiency. Its proximity to water presented technical challenges, particularly in the integration of a ground source heat pump and borehole system, which were carefully engineered to provide efficient, low-carbon heating while respecting the sensitive coastal environment.

Situated in the North Norfolk coastal village of Burnham Overy Staithe, the property benefits from a rich maritime history, including links to Lord Nelson, and close proximity to the boutiques of Burnham Market and the beaches of Holkham.
