Bordering the open marshland and sandy beaches of Norfolk’s celebrated Holkham Estate, the crumbling walls of this neglected signalman’s cottage have been transformed into the perfect coastal bolthole. When Anna and Henry Sands first stumbled across an overgrown signalman’s cottage in Holkham, they were entranced by its charm and breathtaking setting. Seeking to create a tranquil beach house, they were keen to revive the historic property with cutting-edge design that respected both the surrounding natural landscape and rich heritage.
The property showcases both preservation and innovation.
The yellow gault brickwork of the original structure was painstakingly revealed from beneath aged render, mirroring the tones of nearby Holkham Hall.
Meanwhile, a contemporary extension conceived by Napier Clarke Architects was seamlessly embedded into the surrounding bank, designed to minimise visual impact in this protected Area of Outstanding Natural Beauty. The result is a virtually hidden addition supporting a rooftop lookout terrace with panoramic views across the dunes and Norfolk’s dark nighttime skies.
A masterclass in duality.
Inside, traditional elements like the double-sided inglenook fireplace and exposed oak beams sit comfortably alongside modern features, including custom joinery by Tenacity Interiors and striking oak glulam beams in the kitchen. Expansive glazing and thoughtful landscaping reinforce the connection between home and horizon.
Complex structural challenges, such as supporting Bath stone overhangs and underpinning original concrete slabs, were solved with care by our expert team. These details matter, and they reflect the level of quality and commitment that defines our approach as leading Norfolk builders.
