Project Overview

Burnham Overy Town is located between the popular Burnham Market and the expansive sandy beaches of Holkham, and is where Grocott and Murfit was selected to deliver this exceptional three-storey residential refurbishment, working closely with designer and architect Thomas Faire. The project required a complete transformation of an existing barn, combining a full internal refurbishment with a carefully designed kitchen and dining extension. The result is a refined, contemporary home that remains firmly rooted in its traditional Norfolk setting.

Architectural Vision & Design

The design approach focused on opening up the internal layout to create generous, light-filled living spaces while respecting the original character of the building. The vision for the property balanced modern living requirements with traditional materials and detailing, ensuring the refurbished home sits harmoniously within its rural surroundings.

Structural Challenges & Engineering Solutions

One of the primary challenges of the build was the extensive structural steelwork required. Significant steel beams were installed to open up the internal spaces within the barn, allowing for improved flow and spatial connectivity across the ground floor. Additional steelwork was carefully integrated to support internal structural walls, enabling larger openings while maintaining the building’s structural integrity.

The complexity of this work required precise coordination between design and construction, an area where Grocott and Murfit’s experience in high-end refurbishments proved invaluable.

Materials & External Finishes

A carefully considered palette of traditional materials was used to ensure the refurbishment remained in keeping with the original building and the local Norfolk area. This included traditional Norfolk chalk, reclaimed Norfolk red bricks, flint detailing, and red clay pantiles for the roof. Together, these materials enhance the character of the home while ensuring longevity, authenticity, and a timeless finish throughout the completed build.

Interior Spaces & Comfort

The internal spaces were designed to reflect modern luxury while retaining a strong sense of warmth and craftsmanship. The bathrooms, designed and installed by Arcadia, deliver high-quality, contemporary spaces with premium finishes, while the kitchen and dining area, designed and installed by Kitchen Etc forms the heart of the home, seamlessly combining functionality with elegant design. Bespoke timber doors and windows were crafted to complement the character of the property and provide a refined, high-end finish throughout. Comfort is further enhanced by an oil-fired heating system, with underfloor heating installed on the ground floor to deliver consistent, efficient warmth while allowing for clean, uncluttered interior spaces.
