Inspired by the striking contemporary architecture of Dubai, Davaar House in Docking is a bold reimagining of modern coastal living. This exceptional new-build replaced a structurally inadequate bungalow and has since achieved overall Gold in the Mayor’s Design Awards, alongside winning the Small Scale Single New Build Properties category. Positioned on one of the highest points in Norfolk, the home commands unrivalled panoramic views across the surrounding countryside. Designed with sustainability and innovation at its core, the project seamlessly blends cutting-edge construction methods, renewable energy technologies, and high-performance materials to create a spectacular, energy-efficient residence with minimal environmental impact.
Award-Winning Design Excellence
Davaar House has been recognised for both its architectural ambition and its refined execution. Drawing influence from Dubai’s contemporary aesthetic, the home showcases bold geometric form, expansive glazing, and a confident material palette. The design maximises its elevated setting, framing long-distance views while maintaining a strong visual presence within the landscape.
Site Transformation & New Foundations
Under the advice from Grocott and Murfit, the project began with the demolition of the existing bungalow, which lacked adequate foundations and would restrict the design capabilities of this home. This provided a blank canvas for a structurally robust and future-proofed build. A completely new construction approach was implemented, ensuring longevity, performance, and compliance with modern building standards.
Energy Efficiency & Renewable Technologies
Sustainability was a driving force throughout the design and build process. The home incorporates:
- Air Source Heat Pump (ASHP) for low-carbon heating
- Solar photovoltaic panels with integrated battery storage
- Mechanical Ventilation with Heat Recovery (MVHR) system
- High levels of thermal insulation throughout
These systems work cohesively to significantly reduce energy consumption and environmental impact, creating a home that performs as beautifully as it looks.
Innovative Construction & Materials
The property utilises thermal block construction paired with a silicon-based external render system, enhancing thermal performance and durability. Sustainable building materials were selected wherever possible, alongside modern construction techniques that improve efficiency and long-term resilience.
