Project Overview

This bespoke, luxury five-bedroom two-story dwelling seamlessly combines traditional Norfolk vernacular with contemporary design, creating a home that is both elegant and light-filled. The north-facing front of the house ensures the rear enjoys a southern aspect, maximising sunlight while maintaining privacy. The main body of the house features projecting gables to the front and rear, with a striking full-height glazed bay at the front. The entrance and adjoining double garage are set at 1.5 storey, complemented by dormers to the front and a projecting timber-clad gable to the rear, offering a balanced and visually dynamic composition.

Dwelling Layout & Living Spaces

The interior has been designed for both functionality and comfort. The property comprises five spacious bedrooms, a large kitchen and breakfast room, a boot room, a living room, and a study. Expansive glazing throughout the home allows natural light to flood the interiors, creating a bright, welcoming environment. Architectural Appearance

The house respects the local Norfolk vernacular while introducing modern elements. A brick plinth and Norfolk blue/grey flint gable to the front reference traditional building techniques, while an oak frame with integrated glazing and natural timber boarding on the southern gables gives a contemporary twist. High-quality roof tiles, bricks, and timber finishes were carefully chosen to harmonise with neighbouring agricultural buildings, ensuring the home fits seamlessly into its rural context while remaining distinctly modern in its detailing.

Finishes & Materials

Attention to detail is evident in every element of the property. The roof is finished with Sandtoft old hollow Victorian tiles, the brickwork in Bovingdon light multi, and the timber boarding adds warmth and texture to the southern gables. These traditional yet refined materials complement the natural flintwork, creating a residence that is timeless, elegant, and sympathetic to its surroundings.
