Project Overview
A former bungalow site in Old Hunstanton, North Norfolk, transformed into two contemporary, energy-efficient coastal homes, thoughtfully designed to reflect both modern living and the character of their surroundings and just a stone’s throw from the sea.
Design and Layout
Each dwelling has been thoughtfully arranged to support modern living, featuring an open-plan kitchen and dining area, a comfortable living space, a dedicated study, and a practical boot room. The homes offer three well-proportioned bedrooms, with balconies on the larger of the two properties, which allows natural light to flood the interiors and enhance the sense of space throughout. Designed by Parsons and Whitley.
Materials & Aesthetic
The homes incorporate a carefully considered palette of materials that balance contemporary design with the character of the local area. Traditional flint walls anchor the development within its coastal setting, complemented by natural iroko timber detailing and red brickwork. A zinc roof adds a sleek, modern finish, creating a cohesive aesthetic that is both timeless and distinctive.
Sustainability & Performance
Designed with energy efficiency at the forefront, the homes utilise:
- Air Source Heat Pump systems
- Mechanical Ventilation with Heat Recovery (MVHR)
These elements combine to deliver comfort, efficiency, and reduced environmental impact.
Technical Challenges
The build required careful management of contaminated ground conditions. Through the use of specially adapted foundations and strict site controls, the team successfully delivered a safe, compliant, and high-quality outcome.
